Introductory Meeting

At the beginning, I’ll invite you for a non-binding coffee meeting where we’ll discuss what our potential cooperation might look like.I will clearly explain what my services include and how I can assist you.The decision to proceed with the cooperation will be entirely up to you.

Property Price Estimate

Once we have agreed on the terms of our cooperation, we will focus on determining the selling price of your property.
We will take into account comparisons with recently sold and currently listed properties in the area, as well as my professional experience and expertise with the local market.

Property Preparation and Floor Plan

A high-quality presentation is a given.
I will request the building documentation from you, or I will personally take the measurements of the property in order to create a 3D floor plan that will give potential buyers a better understanding of the property's layout.

Photography

Photos sell. Once everything is properly staged, a professional photographer will capture your property in the best possible light—both interior and exterior. The entire process of staging and photography takes no more than 2 to 6 hours.

Video Tour

A video tour allows us to reach a much larger number of potential buyers and present the property in a more engaging and effective way.

We Launch the Sale and Start Promotion

Within just a few days, your property’s presentation will be ready -complete with professionally edited photos, floor plans, and all the key information needed to attract attention online. Once everything is set, we begin promoting! But it doesn’t stop with just publishing the listing on real estate websites. Thanks to targeted Facebook advertising, I can deliver your property directly to a specific group of interested buyers - and then guide all potential clients to a dedicated web page with full property details.

Ongoing Communication

We will regularly go over every step of the process together—including those you wish to take. You will always be informed about every interested buyer, every viewing, and every offer. I will keep you updated on the interest in your property - how many people have viewed the listing, what emails and phone calls we’ve received -and based on that data, we’ll plan the next steps together.

Property Viewings

Once the first interested buyers reach out, I arrange private viewings with them. Each client receives my full attention and plenty of time to thoroughly explore the property and get answers to all of their questions. After the viewing, I provide them with a detailed brochure containing all the essential and practical information about the property.

Financing and Reservation

When we have a serious buyer, we verify their ability to finance the purchase and subsequently assist them in securing the property financing. This way, we keep the entire transaction fully under control. The prospective buyer pays a reservation fee to confirm their genuine interest in purchasing.

Signing the Purchase Agreements

After receiving the reservation fee, we arrange the preparation of all necessary contracts through our trusted attorney to ensure the entire transaction is legally secured. The process also includes a notary escrow, into which the buyer deposits the purchase price, guaranteeing a safe and transparent completion of the deal.

Post-Sale Service

For us, the process doesn’t end with transferring ownership of the property. While you already have the proceeds from the sale, we take care of all the remaining details - from handing over the property and transferring utilities, to notifying the homeowners' association of the new owner, and ensuring that everything is in perfect order. Our goal is to make sure the entire process is completed smoothly and without any issues, right up to the very end.
